Property Spec Sheet

We believe that being a Good Steward of an owner’s investment means being as proactive as we can to help an owner make the best decisions when it comes to maintenance related items.  To do this, we’ve created a tool we call the Property Spec Sheet in which we will notate our file with the items most common to the day-to-day operations.  For each of the items on the Property Spec Sheet we are looking to keep track of one of the following four items:  

  1. Age:  Notate the manufactured age.
  2. Location:  Notate the location of the component in the property.
  3. Material:  Notate the material used.  
  4. Serviced:  Notate the last time the item was serviced.  

The following are the items found on each owner’s Property Spec Sheet.  

APPLIANCES:  Notate the age of the appliances via the model and serial number as well as the manufacturer.    

ASBESTOS:  Notate if the drywall has been tested for asbestos if the property was built on or before 1987. 

ATTIC ACCESS LOCATION 

BEDROOM DIMENSIONS

DETECTORS:  Notate if the property has the required smoke and carbon monoxide detectors and their age.

DRAINAGE:  Notate if the property has drains in the backyard and if they drain properly.    

DRYER VENT CLEANING:  Notate if the dryer duct is over 5 feet long.  If so, has it been cleaned.    

ELECTRIC PANEL LOCATION

FENCING:  Notate the type of materials.

FIREPLACE:  Notate if the property has a fireplace.  If so, is it operational.

FLOORING:  Notate the types of flooring.  

FOUNDATION TYPE:  Notate the type of foundation whether it is slab or raised.

GARBAGE DISPOSAL:  Notate the make and model.  

GARAGE DOOR:  Notate the brand of the opener, quantity of openers and if it has a keypad. 

GAS METER LOCATION

GFCI OUTLETS:  Notate if the property has GFCI outlets in the kitchen and bathroom.  

HVAC:  Notate the age of the condenser, number of condensers, age of furnace, location of furnace, number of filters and filter sizes.

LANDSCAPING:  Notate if the property offers mature landscaping.  If so, notate the number of trees.  Notate if the property has an irrigation system.  If so, notate the number of valves and their location as well as the location of the timer.  

LOCKS:  Notate if the property has Kwikset SmartKey locks.    

PAINT & GLOSS:  Notate the color code and gloss of choice for the different components of the home as well as the year the property was painted both in the interior and exterior.  

PLUMBING

RAIN GUTTERS:  Notate if the property has rain gutters and if they are clean.    

ROOF MATERIAL:  Notate whether it’s composition shingle, flat roof, clay tile, cement tile, etc. 

TERMITE:  Notate if a termite inspection has been done and if there’s a termite policy in place.  

WATER SOFTENER:  Notate if the property have a water softener. 

WINDOWS:  Notate if the windows have a single or double pane glass.
