Are you licensed?
Yes! In the state of California you have to be licensed as a real estate broker to offer property management services as you are dealing with trust funds which are rents and security deposits. -
How soon can you start managing my property?
This depends. We can usually start right away and prefer to do an initial walk-through to make sure that we have had a chance to see the property and meet with you. If our philosophies are aligned in how to operate the rental property then we can choose to work together. -
What type of properties do you manage?
We focus on residential properties consisting of houses, condominiums and townhomes. -
How long of a lease do you sign?
We are happy to accommodate the lease term based on an owner’s goals whether it be multi-year or month-to-month. However, we find that twelve month leases tend to be win-win situations for most owners and residents. -
How much security deposit do you charge the resident?
In the state of California, the most that can be charged to a resident as a security deposit is the equivalent of two month’s rent for an unfurnished property. Depending on the situation and property we will suggest that an owner charge 1X, 1.5X’s or 2X’s the rental amount as a security deposit. -
Who holds the resident’s security deposit?
Industry best practices are for property management companies to hold onto the security deposit as they are the ones responsible for the itemization of any move out charges upon move out. -
How and when do I receive my rental amount?
We pay owners via direct deposit by the 10th of the month. In the event that the 10th happens to be a weekend or holiday, the deposit will be made the following business day. -
How is rent collection schedule?
If an owner brings us a lease we will follow that lease’s rent collection schedule. If we are putting together a new lease then rent is due on the 1st, late on the 2nd, the grace period goes through the 3rd and the late fee gets assessed as of the 4th. -
I have my own vendors. Can you work with them?
Depending on the item being serviced, yes. This one is on a case-by-case basis and we are happy to discuss with you. -
Do you perform walk-throughs of my property?
Yes! We perform an annual walk-through, will take photos and share those with you to make sure that you are reviewing the condition and being kept updated on how the residents are taking care of the rental home.
