The Leasing Process
STEP ONE: Choose Your Rental Home
Hi! I’m Elyse Terreros, Leasing Manager for our company. Thank you for your interest in one of our rental homes and I look forward to walking you through The Leasing Process! Step One is to Choose Your Rental Home. Please select the rental you are interested in, click Schedule Showing and follow the prompts to schedule your showing. If the property is of interest, you can proceed to the next step.
STEP TWO: Apply
Once you’ve identified a rental home that you are interested in, the next step is to Apply. You can do this via the Apply Now button on the listing of choice. Here’s some points to keep in mind:

Screening Criteria: A common question from an applicant is “What are the qualifications in order to qualify?” The answer to this question is found in our Screening Criteria which you can view by clicking HERE.

Initiating Your Application

Documents: You will need a valid Photo ID (Driver’s License or Passport) and documents to prove your income such as your two most recent paystubs, bank statements and/or tax returns.

One Household, Multiple Applicants: If there are multiple adults under one household, the primary applicant can add the email addresses to the additional applicants and in doing so all applicants will be tied to the same household.

STEP THREE: Verification Process
Congratulations! The owner has chosen your application and we are excited to be working with you! The next step is the Verification Process. Here’s some points to keep in mind:

Income: If you are an employee, we verify income by obtaining the last two most recent paystubs. If you are self-employed, we verify by one of two ways which are 1) obtaining your most recent tax return or 2) obtaining the last six months of bank statements and averaging the income over six months.

Employment: If you are an employee, we will reach out to your employer and go over a short one-page questionnaire. The questionnaire can be filled out by your employer over the phone or via email. If you are self-employed, employment is deemed to be verified by the paperwork provided on your income (tax return or bank statements).

Rental History: We verify rental history for the last five years by reaching out to your current and previous landlord(s) and go over a short one-page questionnaire. The questionnaire can be filled out by your landlord(s) over the phone or via email. If you own a home, we will verify by pulling title.

Timeframe: Though we start the process the same day the owner has accepted your application, it usually takes 2-3 business days to hear back from the landlord(s) which means this process can take up to 4 business days.

Help Please: We could use your help during the Verification Process by having you reach out to your current landlord, previous landlord(s) and employer to let them know that we will be calling and having them return our call and/or email as quickly as possible. The faster we can get this step completed the faster you can move in!
STEP FOUR: Signing & Paying
Almost there! As we start the Verification Process, we will add your household to our accounting software and send you a link to register onto your Resident Portal. We will prepare the lease, send it to you electronically for review and signatures as well as add your rental charges to your ledger for your move-in funds. Here’s some points to keep in mind:

Timeframe: From the moment the Verification Process is completed we will provide you with one business day to sign your lease electronically and pay your move-in funds.

Payment Methods

Resident Portal: If your move-in date is more than one week away you can pay your move-in funds online via your Resident Portal.

Cashier’s Check: If your move-in date is within one week, your move-in funds will need to be paid via a cashier’s check (personal checks will not be accepted). The cashier’s check is made payable to Good Steward Property Management.

STEP FIVE: Move-In Checklist
Success! Once you’ve signed your lease and paid your move-in funds then it’s time to work on your Move-In Checklist.

IMPORTANT: Please note that this list must be completed prior to obtaining keys. If this list is not completed it will delay you in getting keys.

Utilities: All applicable utilities must be transferred to your name as of your lease start date. We require you to provide us with either the Utility Account Number or the Confirmation Number. You can click view the utility contact information on our utilities page by clicking HERE .

Move-In Photos: We will provide you with a set of phots that we’ve taken of the property to document the condition. We call this document MIMO which stands for Move-In / Move-Out photos. This will get set up for electronic signatures and sent your way. Please note that you will have a chance to provide us with your own set of photos within three days of moving in.

Four Digit Code: We need you to provide us with a four-digit code of your choosing as we will provide you with a combination lockbox as a courtesy and will program it for you.

Renter’s Insurance: Your lease agreement will require your household to obtain renters insurance and to add our company as an Additional Interested Party. The insurance carrier will ask you for our mailing information which is as follow…
