If you are reading this, it means two things… First, you own an investment property. Second, you are considering hiring a property management company. I want to personally congratulate you in owning an investment property! When you think about how much goes into owning a rental this is something to be proud about. Whether you inherited this investment, are considering renting out your primary residence as you make a move or have purchased this investment this is something to be extremely proud of. As you are considering hiring a property management company let me ask you a question, would you buy a Toyota from a salesperson that drives a Ford? How about have a personal fitness trainer that wasn’t fit? I know… I know… owning real estate isn’t a pre-requisite to being a property manager nor does owning real estate equate to being a good property manager. However, as you are interviewing property management companies, wouldn’t it make sense to line up with someone who believes in real estate enough that they’ve decided to make the ownership of investment real estate their pursuit for financial security? I like the quote from Zig Ziglar which says, “You can have everything in life you want if you will just help other people get what they want.” Our goal is to help you achieve financial security through the ownership of your rental property and in doing so we will be able to also achieve our own financial security through real estate. Here are three reasons why we believe we would be good candidates to interview for the job of being your property management company of choice.

Reason Two: Policies & Procedures
Since the properties we own are out of state we rely on a third-party property management for the day-to-day operations of these rentals. The success, or failure, of our rentals are directly tied to the Policies & Procedures and the execution of those policies and procedures by our property manager and his team. With this in mind we have put in place what we believe are the best Policies & Procedures for our owners as we operate the rentals as we would like to have our own properties managed. Reason Three: We Feel Your Pain
We know first-hand that that rental properties are not like annuities. Annuities (for the most part) don’t fluctuate in market value, have a fixed rate of growth, have a fixed payout, etc. However, with rental homes there can be uncertainty as we are dealing with two factors that can’t be controlled… Residents & Maintenance. Yes, good policies and procedures can be put in place to help reduce the risk with residents such as having good screening in place as part of The Leasing Process. However, residents may still pay late, may break the lease, may damage the property, etc. Yes, good policies and procedures can be put in place to help reduce the risk with maintenance such as doing an Annual HVAC Tune Up and Replacing Your Air Filter. However unexpected maintenance items such as pin-hole water leaks, broken garage door springs, non-working ceiling fans, etc. are part of the business in operating a rental property. We feel your pain when these things happen as we are owners too!
